How to DETERMINE VALUE

When someone purchases and then sub-divides a large land parcel into residential lots, puts in paved roads and other amenities, creates an advertising and marketing campaign... and they want to make a profit (which is why they are in business), they must charge a portion of all their expenses to each lot they sell. The original land cost, the overhead and development cost, improvements, etc. all take money out their pocket. To determine VALUE the developer adds all of these expenses and divides the expenses by the number of lots that have been created.

After figuring out the base cost for each lot, he adds on marketing expense, salesman commissions, financing and closing costs, and takes a close look at the competition. That gives him the market value of each property. These add-ons increase that specific lot price, include location and the availability of additional amenities.

With all that in mind, the Developer figures in his profit, adds another 3 to 5 percent as a cushion to pay

the referral fees and commissions to outside real estate agents that refer prospects and 

FINALLY ARRIVES at an ASKING PRICE.
